  • Research comparable properties (active, pending and sold) and create a Comparative Market Analysis that provides a snapshot of the market and informs pricing strategy

  • Work with you to set an asking price based on the market data and your situation

  • Order preliminary title report to make sure that there are no issues that need to be dealt with prior to a sale

  • Advise on any inspections/repairs that may be beneficial prior to sale

  • Notify homeowner of need for city report, etc.

  • Provide information on home warranty options

  • Walk you through all forms and answer any questions

  • Provide guidance on best way to present home for showings

  • Set up and manage lockbox (if desired)

  • Add property to the MLS

  • Create and execute multi-channel strategic marketing plan

  • Hold “caravan”/broker’s open tour for fellow agents

  • Hold open houses regularly

  • Show home to interested parties

  • Receive and evaluate offer(s) and counsel seller on offers. Explain merits and weakness of each component of each offer

  • Negotiate all offers on seller’s behalf, setting time limit for loan approval and closing date

  • Confirm return of verifications of deposit and buyer’s employment, and contact lender regularly to make ensure loan is on track

  • Negotiate any request for repairs from buyer

  • Manage appraisal process

  • Regularly communicate with escrow to ensure process is moving forward and avert any issues

  • Ensure all parties have all forms and information needed to close the sale

  • Answer any post-close questions you may have
